This property near Brandywine Creek suffered from multiple water penetration locations, which resulted in water pooling in the lower yard. In addition to this, the runoff water flowing from the hillside road greatly damaged the foundation of this home, causing the basement walls to bow.
We resolved the major water issues by installing a cobblestone swale by the entrance of the garage, as well as multiple open drain systems to help with the runoff from the road. (Hover mouse over images to remove overlay)
Once we created a pathway for water to flow to the lowest point in the yard, we installed pipes to help drain that water into the neighboring creek. Where the water was originally pooling, we inserted a storm drain with a grate. A rubber membrane was laid under the open drain along the side of the house to protect the home from any moisture issues caused by the path of the draining water. The yard was then raked and seeded to restore the sod.
With the course of the water now directed towards the creek and away from the home, we were able to handle the interior water damage. Precise holes were drilled so that we could pour concrete pillars into the wall for support (see video below). By using this method, we were able to salvage the existing wall which greatly cut costs for the home owners. The concrete pillars created a stable foundation, which we then parged to help mitigate future water penetration.
